Property Maintenance Operative

Overview

As a Property Maintenance Operative, you will improve the condition and quality of a property and ensure a building is kept in a safe working condition.

You understand the mechanism of buildings, including electrical, plumbing, plant, safety systems and equipment, and respond quickly to emergencies to prevent major damage to the building.

Basic carpentry, electrical, plumbing and decorating skills are among your skills, as well as safely using hand tools such as screwdrivers, power drills, pliers, paper strippers and other tools used in plumbing and carpentry.

You may have to carry out interior repairs, such as to walls, doors, doorframes or skirting boards. Fixing plaster damage to internal walls; maintaining plumbing and drainage systems to a safe standard is among your many skills in this varied role within Facilities Management.

You will need to have a flexible approach to your work, a commitment to quality and excellence and be able to work under pressure. A sense of humour and the ability to persist in the face of adversity will help, as things do not always go according to plan when you are dealing with older buildings. 

A good head for heights is a must too, as you will often find yourself working up a ladder.

Salary

Newly trained maintenance operatives can earn in the region of £20,000 – £25,000, with those trained and experienced earning up to £30,000.

Self-employed maintenance operatives set their own pay rates

Salaries depend on location, employer and any overtime you may do.

Qualifications

You do not need any specific qualifications but it helps to have GCSEs at grade four or higher (A*-C)  in maths and English. These are not essential but can be useful for the calculations you do in the job.

A good way into this career is through an apprenticeship, where you work towards NVQ Level 2 in Maintenance Operations.
